Complete refurbishment and fit-out of split level duplex apartment in Mayfair, W1 comprising detailed overhaul of heating, ventilation and air conditioning, plumbing and electrics; extensive super prime finishes including marble and stone finishes to floors, walls and bathroom areas throughout; intricate fibrous cornicing and wall mouldings, and bespoke joinery to multiple rooms.
The project was logistically challenging as we had no access via the communal stairs to the top floor apartment. We therefore instigated a detailed access strategy including scaffold and gantry oversailing the public highway and access over the roof to the 5th floor rear terrace.
During early strip-out and site set-up, we surveyed the property and noted the proposed services routes had not considered the existing structural floor to ceiling heights – as a result we led a detailed review of the M&E packages and devised many imaginative and ingenious routes for services without sacrificing on the floor-to-ceiling heights required by our client. We also closely interrogated the proposed design and established how space could be more efficiently used; as a result, numerous areas were able to increase in useable floor space and functionality.
We now oversee this apartment in terms of its ongoing maintenance requirements to maintain the level of finish on practical completion and address our clients’ routine and reactive maintenance needs.
